At Red Rock Property Management, we understand that finding the right property and navigating the application process can seem overwhelming, especially for first-time renters. With a clear understanding of each step, the journey to move-in day can be seamless and straightforward. This guide breaks down every stage, helping prospective tenants feel informed and supported throughout the process. 

Step 1: Finding the Right Property

The first step in the journey is finding a rental property that fits your lifestyle and budget. Red Rock Property Management offers a wide variety of rental properties available in St. George, Cedar City, Santa Clara, Washington, Ivins, Hurricane, and all of Southern Utah. Each home comes with unique features and amenities. To make your search easier, we recommend starting with a list of must-haves, like the number of bedrooms, preferred location, and whether pet-friendly or not. Red Rock’s website has detailed listings and photos, helping you compare options and find the right match.

Once you’ve narrowed down your choices, schedule a property showing. A walkthrough allows you to explore the space, ask questions, and get a feel for the home. Our team is here to answer any questions, so don’t hesitate to inquire about property details, neighborhood insights, or the application process.

Step 2: Preparing to Apply

Once you’ve found the perfect Southern Utah home for rent, the next step is preparing for the application process. Having all necessary documents ready will help streamline the process. Here’s what to gather in advance:

  • Proof of Income: This may include recent pay stubs, an employment letter, or other income documentation to verify that you meet income requirements.

  • Identification: A government-issued photo ID, such as a driver’s license or passport, is required for each adult applicant.

  • Rental History or Homeownership: Prepare contact information for previous landlords. A positive rental history shows reliability and responsibility as a tenant. Showing previous home ownership should be provided if there is no rental history.

By gathering these items ahead of time, you can complete the application promptly and avoid any delays.

Step 3: Understanding Application Fees

As part of the application process, there is a non-refundable application fee. This fee covers the cost of background and credit checks, both essential for assessing a prospective tenant’s eligibility, as well as administrative processing costs. Fees are standard across the rental industry and help us conduct thorough screenings that protect property owners and ensure a reliable tenant experience. 

Step 4: Completing the Application

With all documents ready, you can proceed with the application itself. Our applications are completed online, allowing you to apply conveniently at any time. Please read the instructions to assist with filling out the application.  Each adult over the age of 18 who will be living in the property needs to complete a separate application. Here are some key areas to expect:

  • Personal Information: Basic contact details, employment information, and identification.

  • Financial Information: This section assesses income to verify that you meet the property’s rent-to-income ratio. Typically, tenants are expected to earn 3 times the monthly rent to qualify.

  • Background and Credit Check: These checks help evaluate creditworthiness, rental history, and financial responsibility. A stable credit history is beneficial, but we understand that credit scores can vary, and our team assesses each application individually.

  • Consent for Reference Checks: This grants permission to contact references and previous landlords, allowing us to confirm rental history and reliability.

Complete the application carefully and double-check for accuracy. An accurate, complete application helps expedite the process and allows us to move forward with a timely review.

Step 5: Screening and Review

Once submitted, fully completed applications go through a thorough screening process. This includes verifying employment, reviewing credit reports, and contacting previous landlords. At Red Rock Property Management, we use a comprehensive approach to evaluate each application. While financial stability is important, we also value reliability, positive rental history, and good communication.

If any issues arise during screening, our team will contact you directly. We understand that situations can vary, and we’re open to discussing special circumstances. Applicants may also be asked to provide additional information or clarifications if needed.

Step 6: Approval and Lease Agreement

After the screening process, qualified applicants will receive an approval notification. Once approved and you’ve confirmed your acceptance to move forward, you will be invited to review and sign the lease agreement. This document outlines the terms of your tenancy, including the security deposit and rent amount, payment schedule, property guidelines, and maintenance responsibilities.

Take time to review the lease carefully. The Red Rock team is available to answer questions or clarify any sections that may be unfamiliar. Understanding the lease fully ensures that you feel confident in your responsibilities as a tenant, while also setting clear expectations for Red Rock’s role as your property manager.

Step 7: Paying the Security Deposit and First Month’s Rent

Before moving in, tenants are required to pay a security deposit along with the first month’s rent. The security deposit is refundable and serves as financial protection for any potential damages beyond normal wear and tear. This deposit amount is generally equivalent to one month’s rent. We require the move-in funds to be certified checks, either cashier's checks or money orders.  Once these initial payments are received, you’re ready for the next step: preparing for move-in day.

Please note that after tenants are fully moved in, the next rent payments can be made online through our tenant portal, which provides a secure and efficient way to manage rental payments and fees.

Step 8: Preparing for Move-In Day

With the lease signed and payments completed, it’s time to prepare for move-in day. Red Rock Property Management will provide essential information about the property, including move-in instructions, utility setup guidelines, and contact information for any additional questions. Here are some helpful tips to consider:

  • Set Up Utilities: Arrange for utilities to be activated on or before move-in day. This includes services such as electricity, water, and internet. Our team can provide utility contact information to make the setup easy.

  • Obtain Renter’s Insurance: Renter’s insurance is an important requirement for all tenants, as it protects your belongings and provides liability coverage in case of accidents. Policies are generally affordable and offer valuable peace of mind.

  • Plan for Moving Day: Make sure to review any move-in guidelines specific to the property, especially if moving into a multi-unit building.

Step 9: Move-In Inspection and Getting Settled

On move-in day, take time to conduct a walk-through inspection before bringing in your personal items. Document any existing wear or damage, such as scuffed floors or small holes in the walls, by taking photos. This documentation can be emailed to Red Rock Property Management or can be dropped off at our office as a record of the property’s initial condition.
