Pet-Friendly Rentals in Cedar City, Utah: A Tenant's Guide
If you're searching for a long-term rental in Cedar City and you have a dog or cat, you know that finding a place that welcomes pets can feel like a part-time job. The good news? Cedar City is one of southern Utah's most welcoming communities for pet owners, and with the right preparation, landing a great rental with your pet doesn't have to be stressful.
At Red Rock Property Management, we manage a wide range of properties across Iron County and work with tenants every day to help them find the right fit (pets included). This blog covers everything you need to know before you start your search.
Why Cedar City Is a Great Place to Rent With Pets
Cedar City is genuinely pet-friendly—not just in terms of rental availability, but as a place to live day-to-day with a dog or cat.
Four seasons and cooler temperatures. At 5,800 feet in elevation, Cedar City offers mild summers and snowy winters; ideal for dogs that love to run, hike, or play outside year-round.
Incredible outdoor access. Cedar Breaks National Monument, Dixie National Forest, and Brian Head are all within easy reach. Many trails welcome leashed dogs.
Quiet, walkable neighborhoods. Cedar City's smaller-city feel means less traffic, more open space, and relaxed streets that make daily walks genuinely enjoyable.
Close to iconic Utah parks. Zion National Park and Bryce Canyon are both within a couple of hours, making them easy weekend trips for you and your pup.
How to Search for Pet-Friendly Rentals in Cedar City
Use the Pet-Friendly Filter
On our Red Rock Property Management website, you can filter available Cedar City homes for rent by "pet-friendly" to immediately narrow your options. This removes guesswork and lets you focus only on properties that are actually available to your household.
What to look for in each listing:
Whether pets are allowed (dogs, cats, or both)
Any breed or size restrictions noted in the listing
Number of pets permitted
Pet deposit and fee information
Be Upfront About Your Pets From the Start
It's tempting to leave a pet off an application to avoid complications. However, undisclosed pets are one of the most common lease violations and can result in:
Additional charges at move-out
Lease termination
Damage to your rental history
Each Red Rock home, condo, or apartment for rent will list whether it’s pet-friendly or not directly on the listing.
Please note that most properties cap pets at one or two animals. If you have multiple pets, disclose all of them upfront. The number of animals affects both the deposit amount and the approval decision.
Pet Policies: What to Expect at Red Rock Properties
Every property is a little different, but here's a general breakdown of what pet-friendly rentals typically involve.
Pet Deposits and Fees
Cost Type | What It Covers |
Refundable pet deposit | Returned at move-out if no pet-related damage |
Non-refundable pet fee | One-time charge, not returned regardless of condition |
Monthly pet rent | Ongoing fee added to rent each month |
If you are unsure if the property you are interested in has pet-related costs, just ask our team. We are happy to help you and your pet find the perfect home that fits your needs and budget.
How to Submit a Strong Application as a Pet Owner
When you're ready to apply, have all of your documents prepared and ready to submit alongside your $40 application fee. This includes proof of income, a valid ID, and a reference from a previous landlord who can speak to your pet's history in a rental. You will also need to include your pet’s age, breed, weight, and name for the lease. Submitting everything together (complete and upfront) gets you into the system right away. All applications are reviewed in the order they are received, so a complete submission from the start puts you in a good position. Once your application has been submitted, Red Rock Property Management will follow up with you via text message, so keep an eye on your phone.
Your Responsibilities as a Pet Owner
Renting with a pet means being proactive throughout your tenancy.
The most common pet-related issues at move-out include:
Scratched hardwood floors or baseboards
Carpet stains and odors
Chewed trim or doors
Holes in the yard/outdoor landscaping
Simple habits help: use area rugs in high-traffic areas, trim nails regularly, and clean up after your pet.
Keep the yard clean from excess pet waste. Be a good neighbor. Excessive barking, off-leash animals in shared spaces, and pets getting into neighboring yards can all lead to lease violations. Keep your pet properly secured and supervised.
Notify us before adding a pet. If you adopt or acquire a new animal during your tenancy, contact us before bringing them home. Adding an undisclosed pet mid-lease is a lease violation.
Best Spots in Cedar City to Enjoy With Your Pet
Once you're settled, here are some local favorites for getting outside with your dog:
Thor’s Lookout at Thunderbird Gardens: A dog-friendly hike located directly behind a golf course.
Cedar Canyon Road (Highway 14): Scenic mountain pullouts and great views.
Dixie National Forest: Camping, fishing, and trail hiking with leashed dogs are welcome on many routes
Cedar Breaks National Monument: Stunning trails and views, a short drive from town
Coal Creek Trail: Easily accessible trail that leads through downtown Cedar City and through the canyon.
Three Peaks Recreation Area: Open hills, rocks, and mountains to explore with your pup.
Always check current leash requirements before heading out, as rules vary by trail and season.
Frequently Asked Questions: Renting With Pets in Cedar City
How do I know if a rental allows pets? Each property listing on our website indicates whether the home is pet-friendly. You can also filter search results to show only pet-friendly properties.
Do all pet-friendly properties allow both dogs and cats? Not always. Some properties allow one type of animal but not the other. Check the individual listing or contact our team to confirm before applying.
Are there breed restrictions on Cedar City rentals? Pitbulls, rottweilers, dobermans, or any mixes of those breeds are not allowed in rental properties. Some properties have additional breed restrictions set by the owner. Please contact us if you have questions about which properties are suitable for your specific dog.
How much is a typical pet deposit? Pet-related costs vary by property and can include a refundable deposit, a non-refundable fee, and/or monthly pet rent. We'll give you a full breakdown for a specific property in the listing before you apply.
What happens if I get a pet after moving in? Contact us before bringing a new pet home. We'll let you know if we can negotiate with the owner and update your lease agreement. Adding an undisclosed pet mid-lease is a violation of your rental agreement.
Do pet fees apply to service animals and Emotional Support Animals? No. Under the Fair Housing Act, service animals and Emotional Support Animals (ESAs) are not considered pets. Pet deposits and fees do not apply, though proper up-to-date documentation is required. All documentation will be manually verified by our leasing team.
