With Appfolio, management can quickly view info on vacant units and track the progress of each individual home. Management will also evaluate the effectiveness of marketing efforts to continue to stand out in this growing market. Maintenance

Preventive Maintenance is the most important aspect of protecting your investment. During this process, your home will be inspected for leaks, sprinkler system malfunctions, appliance issues, carpet damage, paint damage, housekeeping issues, heating/cooling system, electrical, smoke detectors and any other issues that may present a maintenance issue. As the owner, we encourage an annual or six month walk through of your home at your convenience.

Grounds Maintenance is monitored closely. The tenant will be given detailed expectations of what their landscaping, back and front patios should look like. Any HOA rules will be monitored to make sure the tenant is compliant and meets the “curb appeal expectations.”

Maintenance Requests will be addressed within 24 hours. Emergency requests will be completed immediately. Utilizing AppFolio for electronic work orders and communication with vendors insures maintenance issues are resolved quickly. At your request we can email you a copy of the work order and relevant information at the time of completion, giving you real-time updates. Red Rock Property Management understands the importance of the correlation between maintenance requests and resident retention. Residents will know and expect that their needs are met quickly.

Accounting

Software is a key ingredient to any successful property management company. Owner statements can be delivered to your email inbox and posted to an online Owner’s Portal. The statements are very simple and provide you with a quick snapshot of your property details for the past month. We can also include cash flow reports and work order invoices. You will be paid faster and more securely. The software is capable of ACH functionality to deposit funds directly into your bank account. The residents are able to pay rent online. Therefore, funds are deposited in your bank account faster and more efficiently. Accessing detailed reports such as: aged receivables, account payables, detailed expense reports, detailed tenant ledgers and other tenant information allows Red Rock Property management to access all information in one place.

The Accounting Department is the core of our company. Precise accounting and detailed reports are an integral part of running a successful real estate portfolio. Our main goal is to provide our clients with up-to-date accurate information so they can make informed day to day and long term decisions. We are committed to working directly with each of our clients to provide valuable information enabling our clients to maximize their investments. Aged receivables, payables and bank reconciliation will be completed and documented in an accurate manner. Monthly financial statements will be provided to keep our clients informed at all times. All tax reporting will be completed by Red Rock Property Management and year-end reports will be provided to each owner.

Administration
